What underwriters check before they look at your score

Before a lender reads a credit report, its systems check that the business looks real and consistent: a commercial address that is not a mailbox (CMRA), a business phone listed with 411, a website on your own domain with privacy and terms pages, matching name and address on your state filing, IRS EIN record, bank and Dun & Bradstreet file, and a company in good standing. One mismatch can cause an automatic decline that nobody explains.

The Unfundable Fixer checks your answers against those items, which map to the 45 compliance points in every Start My Business build-out, plus the personal credit items a guarantor is judged on.

Questions people ask

What does unfundable mean?

It means a lender's checks would decline the business before anyone weighs the application, usually because something about the address, phone, records or credit file fails verification.

Can I fix these myself?

Yes. Every item comes with do-it-yourself steps. If you would rather have it done for you, each one also points to the service that covers it.

Is a virtual office address a problem?

Often, yes. Many virtual offices and UPS-style stores are flagged as CMRA addresses by the USPS, and many banks decline CMRA-flagged addresses. A verified commercial address that is not CMRA avoids that.

Do you recommend using a CPN instead of my SSN?

No. Where a lender asks for your Social Security number, use your own. We never recommend misstating anything on an application.
